THE BUILDING DEPARTMENT

Overview

The Building Department, which is located on the first floor in Room 102 of Borough Hall, is responsible for the approval and processing of construction-related permit applications and the issuance of the required permits for building projects. The Building Department performs the subsequent inspections of permitted building projects to insure compliance with  the State Uniform Construction Code Regulations and with the approved plans. It issues appropriate certificates after the satisfactory completion of all inspections.

The Building Department also reviews and approves or denies Zoning Permit Applications. An approved Zoning Permit Application is a prior approval for a construction project. A Zoning Permit Review determines that a project complies with the municipal codes. An approved Zoning Permit allows the project to go foward, and an approval letter will be sent to the property owner, at that point, they are able to apply for Construction Permits. If the project does not comply, a denial letter is sent to the property owner. The property owner has the option of correcting the issues, or can apply for a varaince from the Oradell Zoning Board of Adjustment. In addition, the Building Department issues permits for fences, sheds, driveways, sidewalks, aprons, curbs, garage sales, real estate signs, Certificates of Continued Occupancy, and road openings.
