The Building Department, which is located on the first floor in Room 102 of Borough Hall,  is responsible for the approval and processing of construction-related permit applications and the issuance of the required permits for building projects. The Building Department performs the subsequent inspections of permitted building projects to insure compliance with  the State Uniform Construction Code Regulations and with the approved plans. It issues appropriate certificates after the satisfactory completion of all inspections.


 NOTICE FROM THE ORADELL BUILDING DEPARTMENT

 

  During the current CoVid19 emergency, please note the following guidelines pertaining to

the Oradell Building Department:
 

Construction inspections:

 

  • Until further notice, inspections that will be performed during this period are inspections that take place outside ( footing, foundation, backfill, trench, exterior framing ) or inside a vacant new construction. Vacant means that the property is uninhabitable and has no Certificate of Occupancy. Contractors or property owners are not to be in the area of inspection. Occupied areas will have inspections performed on a case by case basis, either by virtual or photos, depending on the inspectors decision.

     

    Certificate of Continued Occupancy - CCO (resale/rental):

     

  • Application needs to be completed during this time. In addition to the application, buyer’s and seller’s email addresses will be required.

  • No CCO can be issued with open/outstanding permits or items requiring permits that were failed to be obtained.

  • A letter from the buyer’s attorney acknowledging that they are responsible to obtain the CCO inspection within 60 days of the restrictions being lifted or when the Building Department opens to its full and normal operations. The letter should also state that the buyers take full responsibility for any and all permits, inspections, repairs and items that are found during the CCO inspection by the Borough when the inspection is performed.

  • A letter from the seller’s attorney stating, to the best of their knowledge, all smoke/carbon alarms, are up-to-date, in the proper location and are functioning properly. The correct fire extinguisher is mounted in the proper location and operational.   Please note that the sellers will take full responsibility for repairs or modifications to any items listed above that are functioning incorrectly at the time of the inspection and any open/outstanding or unobtained permits.

    We apologize for any inconvenience these temporary procedures may cause. The Borough of Oradell is committed to keeping its residents and employees safe during this difficult time of uncertainty.


 

The Building Department also reviews and approves or denies Zoning Permit Applications. An approved Zoning Permit Application is a prior approval for a construction project.. A Zoning Permit Review determines that a project complies with the municipal codes. An approved Zoning Permit allows the project to go foward, and an approval letter will be sent to the property owner, at that point, they are able to apply for Construction Permits. If the project does not comply, a denial letter is sent to the property owner. The property owner has the option of correcting the issues, or can apply for a varaince from the Oradell Zoning Board of Adjustment. In addition, the Building Department issues permits for  fences, sheds, driveways, sidewalks, aprons, curbs, garage sales, real estate signs, Certificates of Continued Occupancy, and road openings.

 

What is a Zoning Permit?

A Zoning Permit is required for all accessory structures (sheds, fences, driveways, patios, gazebos, etc.) or any permanent item that you intend to construct or place on your property.

A Zoning Permit Application will determine if the proposed project meets the Borough's requirements. This form can be obtained from the Building Department or from this site.
